Most of your traffic is already coming from a portal — Airbnb, Booking.com, Vrbo, TripAdvisor — and you are paying for it in commission and in the visitor attention you never get to keep. The portals are the shop window; the site is where you close
Nobody books a $2,000-a-week villa from a portal listing alone. They click through, and then they want to know about the power, the walk to the beach, whether the pool is heated, whether there are steps, whether a family of five can get a high chair, and what happens if it rains for three days in the third week of January. That is the conversation your website has to be able to have, in writing, at two in the morning.
One availability calendar, and no double bookings
This is where most self-managed letting websites fail quietly: a booking that gets taken twice because the calendar on the site and the calendar in the channel manager disagree. We connect the site to a single source of truth — an iCal feed, a channel manager, or a direct booking system — and reflect cleaning days, turnover, minimum stays and the dates you are genuinely blocked. A booking form that can sell a date already sold is worse than no booking form.
Long stays are a different product entirely
From December to April you are not selling a week in late January. You are selling a two-month stay for a family that wants to work from the apartment, or a season for a retired couple, or a base for someone working nearby all winter. That means showing availability over months rather than weeks, being honest about power cuts and mobile data, covering internet and cleaning for a long stay, and answering whether the kids will have a school or a football team — the questions a short-let listing never gets asked.
Owners who are not in the country need a login
A large share of the properties on this coast belong to people in another country, and they will not email you a question every month. Owner statements, invoices in US dollars, maintenance updates, photographs of work completed and a place to approve quotes make managing a property abroad a two-minute job rather than a fortnight of emails. It is also quietly one of the most effective ways to keep the management contract.
The paperwork question, answered honestly
Prospective owners and guests will ask about rental registration, the title, whether the building has its permits, whether the electricity is metered separately, and whether the property can legally be let. We do not file any of that and we will not print a claim we cannot stand behind. - Should I keep my listings on Airbnb and Booking.com?
- Yes, usually. They are where a great many people start, and the commission is expensive but so is the reach. The mistake is treating the portal listing as the whole product. Your own site should be where the questions get answered and the guest relationship begins.
- Can you connect my site to my channel manager?
- Yes. We work with iCal feeds and the mainstream channel managers, and with direct booking systems. The rule we insist on is a single source of truth for availability, so a date cannot be sold twice in two places.
- Will you add a booking widget and take payments?

- Yes. Booking and holding deposits are straightforward to set up, and they are worth having when you are exchanging keys with someone you have never met — which on this coast is most of the time.
- Do you handle the rental licence paperwork for me?
- No. We are not a law firm and we do not process applications. We will make sure your site states the position accurately, links to the official information, and does not make a claim that could come back to you when the property is checked.
- What happens with enquiries in German or Russian?
